It’s not unusual to feel daunted by the whole process of gaining planning approval for your building project:  the great news is that we can take care of every aspect of this for you!

Whether you’re considering major changes to your current home, or you’ve acquired a property which needs significant work, the chances are planning consent will be required.  Every scheme we work on is 100% unique and we approach each one with a blank canvas.  We work with experienced, talented architects with real vision and flair and we always start by listening to you; we want to hear how you want your home to work for you, how your dream home would look and feel.  We’ll make suggestions and throw ideas into the ring, but we never forget that we’re working towards a home that will suit you and your family perfectly, now – and for the foreseeable future.  At the very outset we’ll flag any local planning requirements and anything that we feel might cause an issue further down the line.  Our aim is to only submit plans that are likely to gain approval; having plans refused leads to delay, disappointment and additional cost.

Working to a budget

Next up, we’ll cover the budget and it may well be that at this stage we’ll need to amend some of the original ideas.  Working within the spend parameters is vital and we can usually tailor and tweak a design to suit by sorting out the priorities.

Our architect will put together an initial concept and sketches so you can start to see how things will look.  As you visualise your finished home, you can check that we’re all going along the right lines.  At this stage, we’ll take accurate measurements so that we can have scaled floor plans and elevations produced and will go through these with you in detail, making adjustments as required.

It’s only then, once you’re 100% happy that the design works for you, is achievable within both your budget and your timescale, and we are sure that it is likely to pass planning regulations, that we’ll submit the plans to the local authorities.
